Selling Your Home When Moving Away from Austin, Georgetown or Round Rock

A connection where you landintroductions to agents in your new city

Two cities, one smooth sale

When you are moving away, the sale of your current home often has to fit around a start date, a lease or a purchase in another state. We plan the timing with you, prepare the home for market, and keep the sale moving whether you are still here or already settled somewhere new.

Sell before you go

Listing while you still live in the home gives you more control over showings and repairs, and lets you move with the sale already settled.

Sell after you leave

A vacant home is easier to show and stage. We coordinate cleaning, small repairs, lawn care and showings while you focus on the new city.

Buy where you are going

Through our brokerage, including the Sotheby’s International Realty network, we can help connect you with an agent in your new city.

The Thence House approach

A sale plan built around your move

1. Set the timeline

We work backward from your move date, lease or purchase in the new city to choose the right time to list.

2. Price the home

We review recent nearby sales and the home’s condition to recommend a price and the updates worth making.

3. Prepare and stage

We can share local resources for cleaning, repairs, staging and moving. You choose who to hire.

4. Market and show

Professional photography, a strong launch and easy showings, with feedback sent to you after each one.

5. Negotiate from afar

Offers, counteroffers and amendments can be reviewed and signed electronically, with a call to walk through each decision.

6. Close remotely when possible

Depending on the title company and any lender payoffs, closing documents may be signed remotely or by mail.

Before you leave town

Protect a home you are not living in

A vacant home needs a little extra attention. Keep utilities on for showings and inspections, check with your insurance company about coverage for a vacant property, and arrange for lawn care and periodic check ins. If your employer offers a relocation package, review its rules early, since some programs have specific requirements for how and when the home is listed.

This is general information, not legal, tax or insurance advice. Sellers should confirm coverage with their insurance company, relocation benefits with their employer, and any tax questions with a tax professional.

Helpful to arrange before you go

  • Spare keys and garage remotes for showings
  • Utilities kept on through closing
  • A call to your insurer about vacancy coverage
  • Lawn care and pool service, if needed
  • Forwarding address and a reliable phone number
  • Your employer’s relocation policy, if one applies
  • A plan for anything left behind after the move

Moving away questions

Should I sell my house before or after I move?

Selling before you move gives you more control and settles your finances before you buy elsewhere. Selling after you move can make the home easier to show and stage, but you may carry two housing costs for a while. Your timeline, finances and next purchase decide which works better.

Can I sell my house remotely?

Yes. Listing paperwork, offers and amendments can usually be signed electronically, and your agent can handle showings and vendors locally. Depending on the title company and any lender payoffs, closing documents may be signed remotely or by mail.

Should I rent out my house instead of selling?

Renting can make sense if the expected rent covers your costs and you are comfortable being a landlord or hiring a property manager. Taxes, insurance, HOA rental rules and the time you plan to be away all matter, so it is worth comparing both options before deciding.

Does my relocation package cover selling my home?

It depends on your employer. Some packages help with selling costs or offer a home sale program, and some set rules about listing price or timing. Sellers should review their relocation policy before signing a listing agreement.

Do I pay capital gains tax when I sell my house?

Many homeowners can exclude up to $250,000 of gain, or up to $500,000 for most married couples filing jointly, on the sale of a main home if they meet the IRS ownership and use tests. Sellers should confirm with a tax professional.
