Ursula WhitworthAustin and Georgetown, Texas Realtor
I help buyers and sellers in Austin and Georgetown, with a particular focus on luxury listings and new construction. I am a licensed Texas Realtor, and my listings carry the reach of Kuper Sotheby’s International Realty.
Why clients work with me
I spent well over twenty years in residential new home sales, one of the most competitive industries there is, averaging $26M a year and ranking number one nationally and locally more times than I can count. That environment does not reward passive. It rewards listening past the wish list to the goals a client has not put into words yet, explaining things simply, and helping people reach a decision they feel good about. I got very good at all three.
Along the way I built the marketing side too. Multimillion dollar budgets. Citywide sales teams. Projects managed from kickoff to handoff. I learned what drives traffic to a home. I also wrote and published a book on one of the most confusing, high stakes purchases a person can make, because I kept watching buyers get it wrong when no one slowed down to explain it plainly.
I bring that full range to every client, buyers and sellers alike. As a licensed Texas real estate agent, I am not someone observing the real estate and marketing industries from the outside. I have a deep knowledge base in both.
Along the way I decided it is only worth selling if it is the right thing to do. I stopped pushing and started advising the moment I understood that. That honesty turned out to be the most valuable skill I have.
How I help buyers and sellers
Selling your home
Pricing based on recent sales and the homes you would compete with today, a plan for repairs and presentation, and marketing through Kuper Sotheby’s International Realty and the Sotheby’s International Realty network, along with my own photography and content. I handle offers and negotiation through closing.
Buying a home
Tell me what matters most, from commute and schools to space and setting, and I will narrow the search to homes that fit. I compare the real costs of each one, including taxes, HOA dues and any MUD or PID assessments, write offers grounded in recent sales, and negotiate inspections and repairs through closing.
Buying new construction
My years on the builder’s side of the sales desk help you weigh incentives, lot premiums, upgrades and construction timelines before you sign. Contact me before your first model-home visit so your representation is in place.
Two agents on every transaction
My sister and business partner, Caroline Kissel, and I work together as Thence House Group, brokered by Kuper Sotheby’s International Realty. We handle every purchase and sale together, so you have two agents and two sets of local knowledge on your side.
Where I work in Austin and Georgetown
I help buyers and sellers across Austin, Georgetown and the communities between. In Austin, that includes established central neighborhoods like Allandale, Crestview and Mueller, southwest and northwest areas like Circle C Ranch and Great Hills, west side neighborhoods such as Westlake, Tarrytown and Lakeway, and Austin’s newer construction communities.

Questions sellers and buyers ask
How do I sell my house in Austin?
Start with a private value review based on recent nearby sales and the homes currently competing for buyers. From there we plan repairs, preparation and pricing, market the home through Kuper Sotheby’s International Realty along with my own photography and content, and I handle offers, negotiation and closing. The approach is the same whether you are selling a first home, a family home or a luxury property.
Should I buy a home in Austin or Georgetown?
It depends on your commute and how you want to live. Austin puts you closer to downtown jobs, with established neighborhoods and a wide range of home styles. Georgetown offers a smaller town feel around the historic Square, more new construction, and often more space for the money. Commute times along I-35 vary a lot by time of day, so I suggest test driving your route at rush hour before you decide.
How do I find out what my home is worth?
Request a private home-value review. I compare your home with recent nearby sales and the homes currently competing for buyers, then explain how condition and timing affect pricing. A value review is a broker’s opinion of market value, not an appraisal or a guaranteed sale price.
Do you sell homes in Georgetown as well as Austin?
Yes. I live in Georgetown and work across Austin, Georgetown, Round Rock, Cedar Park, Leander and Liberty Hill. Caroline Kissel and I work every transaction together.
Do I need a Realtor to buy a new construction home in Austin or Georgetown?
You are not required to have one, but the builder’s sales team represents the builder. Your own agent can compare incentives and upgrades, review the contract terms and timeline with you, and advocate for you through closing. Many builders require your agent to be registered at your first visit, so contact me before you tour a model home.
Who pays the buyer’s agent?
Since January 1, 2026, Texas law requires a written agreement before an agent shows you a home, either a buyer representation agreement or a showing only agreement. A representation agreement states how the agent is paid. Sellers and builders sometimes offer to pay part or all of that compensation, and it is negotiable. I explain the options before you sign anything.
